Dallas is the third-largest (as estimated by the United States Census Bureau on 1 July 2006) city in the state of Texas and the ninth-largest in the United States. The city is the main economic center of the 12-county Dallas–Fort Worth metropolitan area—at 6 million people; it is the fourth-largest metropolitan area in the United States. In 2006, Dallas-Fort Worth became the 4th most populous U.S. metro area with over 6 million inhabitants. Forward Dallas! is the City’s new comprehensive plan, is also one of Dallas’ most important economic development initiatives. Forward Dallas! calls for a dynamic urban economy, centered on Downtown, surrounded by mixed-use neighborhoods and a web of transit-oriented developments, as well as a revitalized suburban economy based on stable single family neighborhoods and industrial, office and retail centers along highway corridors. Some areas are envisioned to become more intensely developed. The plan encourages changes to provide the commercial, retail and industrial spaces for Dallas’ growing population and work force. The need for Dallas commercial real estate is growing along with Forward Dallas!
